Always confirm current rules with the county, the state, and a professional before you buy land or build.
How current is it? Regulations change.
They do, constantly — a county adopts a code, an opt-out lapses after an election, a town annexes new ground. How do you actually verify a county?
Every claim needs a source URL, a direct quote, and a date — official county and state pages first. We never invent a fee or ordinance; anything we can't confirm is marked unverified, on the card. Is this a partisan project?
No. The instinct to build a home on your own terms doesn't belong to a party, and neither does being priced out by permit stacking. We keep the framing about who actually bears the cost of a given rule — not about tribes — because that's the only framing that survives contact with the facts.

When it says a county is “free,” does that mean no rules at all?
Rarely. It means unusually few — and the card spells out exactly which ones remain (septic, wells, access, floodplain). It also only describes unincorporated county land: the towns inside usually run their own, stricter codes, and we list them. “Free” is a grade on a spectrum, not a promise of a lawless frontier.
