What you're buying, how refunds work, and an honest account of what this research can and can't do for you.

The Last Free Acre is a trade name of Altitude Tiny Homes, LLC, a Colorado limited liability company. When these terms say "we" or "us," that's who we mean. You can reach a human at thelastfreeacre@gmail.com.
Full Map Access, $49, one time. It unlocks the detailed card for every county we've researched — currently every county on the map — and every county we add later. There's no subscription and no renewal.
What "lifetime" means, plainly. It means we will never charge you again for map access. It doesn't mean the internet is forever. If we ever have to shut the product down, we'll tell you in advance and give you a way to export the research you paid for. We'd rather say that out loud than let "lifetime" quietly mean something we can't promise.
Prices for new buyers go up as coverage grows. If you already bought, your price is locked — we don't come back for more.
If the map isn't what you expected, email us within 14 days of your purchase and we'll refund it. You don't have to explain yourself and we won't ask you to.
We can do that because the research is real and we'd rather you trust us than keep $49.
It's research. It isn't professional advice. We are not lawyers, engineers, surveyors, or your county's building department. Nothing here is legal, financial, engineering, or real-estate advice, and nothing here creates a professional relationship between us.
Regulations change, and they vary parcel by parcel. Always confirm the current rules with the county and the state before you buy land or start building.
Our scores describe unincorporated county land only. Incorporated cities and towns set their own rules, and they're usually stricter. A county that scores well can contain a town where the thing you want to do is flatly prohibited. We say this everywhere for a reason.
We work hard to be accurate and we cite our sources, but we can't guarantee that every fact is current or complete. If you find something wrong, tell us — we publish corrections.
Your purchase is for you. Use it to research your own land search, your own build, your own decisions. Quote us, screenshot us, argue with us in public — that's fine and we'd like it.
What you can't do is resell it, republish the dataset, scrape it in bulk, or run it as a service for other people. The cards are watermarked. If you need it for a business or for clients, email us and we'll work something out — we're not precious about it, we just want to know.
Most of it is primary-source: county codes, state statutes, and government datasets, each cited on the card with a link, a quote, and the date we checked it. Where we rely on an outside dataset that asks for credit, we credit it — including Inside Airbnb, used under CC BY 4.0.
We provide the site and the research "as is." To the fullest extent the law allows, we're not liable for indirect or consequential losses, and our total liability to you is limited to what you paid us.
That's the standard paragraph and we're not going to dress it up. Here's the plain version: don't buy land on our say-so alone. Use us to know what questions to ask, then go ask them.
If you send us a ground report, a correction, or a photo, you keep what you wrote. You give us permission to use it — permanently, and including if this company is ever sold or partners with someone else — to store it, check it, edit it, and fold it into the research. We won't publish anything that identifies you unless you give us permission, and you can withdraw that at any time. The full wording is on the Scouts page.
If we change these terms we'll update the date at the top. If it's a change that actually matters to someone who already bought, we'll email you about it rather than hoping you re-read this page.
Colorado law governs these terms, and any dispute belongs in the state or federal courts of Colorado.
